What is the security deposit?
The security deposit is the same amount as the monthly rent plus a non-refundable amount of $400. Maple Peaks uses the security deposits to cover cleaning, damage, etc. Failure to not meet checkout requirements may increase the amount that is deducted from the refundable security deposit. Your security deposit is refunded to you within 30 days of your move out. We refund to the person who initially paid for the security deposit and we refund your security deposit by check. The address you leave for us on the checkout sheet upon move out is the address we send your security deposit refund to.
Are pets allowed?
No, we do not allow any pets.
Will there be cleaning checks?
We do annual cleaning checks when we renew your contract or when you move out.
When is rent due?
Rent is due the 1st of each month. After the 5th at 5pm, a late of $50 is added. After the 10th at 5pm a late fee of $100 is added. Each day after that is $10 and you will begin to be evicted.
Who do I make the rent check out to?
Your rent and deposit checks must be made out to Maple Peaks.
Where do I send my rent?
Payments may be made online on Rentler via ACH or credit card (processing fee may apply for credit card payments)
What utilities does the renter pay?
We cover all the HOA fees and the renter pays for all other utilities (gas, electric, water/sewer, internet/TV)
Can I see pictures of the property?
All pictures of available rentals are located under the Rentals tab of the Maple Peaks website.
How do I set up an appointment to see the property?
Call Maple Peaks at 801.477.7623. They will be available to show it to you by appointment. Please do not knock on the door and disrupt the current tenants.
What kind of maintenance do you cover and don’t cover?
We cover major maintenance issues. Please call Maple Peaks for any questions and to make an appointment. We do not cover clogged drains or toilets, however we can refer you to a great person for that. We also do not cover consumables, such as light bulbs.
What if I need to terminate my contract early?
We require a $200 change fee for early contract termination. You are also required to find new renters to take over your contract. You will be responsible for rent until we approve a new renter.
What lease lengths do you offer?
We require at least a 1 year lease.
